As a property owner you are allowed many deductions that other individuals may not be allowed. Property management may be a tax deductible expense (always consult your tax professional) allowing you to recoup a portion of what you’ve spent to hire a property manager.
 
Furthermore, because property managers use the services of a variety of vendors throughout the year they are able to pay less for repairing items than an individual may pay on their own which in the end can save you thousands of dollars. Other benefits of hiring a professional property manager include but are not limited to being able to collect the rent when it is due, properly maintaining and servicing a tenant so that they remain in the home longer and assist in enforcing the terms of the lease.  
 
Through my experience I have found over the years that most tenants, yet not all, will have every excuse in the world for not the paying rent or caring correctly for the property. Excuse me for being so direct but that’s the reality. If you allow them to take advantage of you they will. Give them an inch they’ll take a mile. The difference between a seasoned property manager that will enforce the lease agreement and an individual trying to save a buck and manage on his own is like night and day. We’ve all heard the saying,” he who represents himself, has a fool for a client”.  Besides the financial benefits of hiring a professional manager there are many other benefits to consider, not to mention less headaches and a reduction in sleepless nights.  

Are you an out of area owner violating the law? 

NRS118A. 260 – Disclosure of names and addresses of managers and owners; emergency telephone number; service of process. If you do not reside within 60 miles of your rental property you may be in violation of NRS 118A. 260.
 
 A property owner needs to aware of, and comply with, all city, county and state laws. NRS118A. 260 is just one law that many owners are in violation of and may not even know it. If you are an out of area property owner you are required by law, to have a local emergency contact within 60 miles of your rental property. A licensed property manager representing you, on your behalf, is available to handle tenant requests and property emergencies thus satisfying the NRS 118A. 260 law with respect to out of area property owners. Staying current on landlord tenant laws can sometimes be a time consuming burden, yet neglecting to follow the laws and trying to cut corners may end up costing yourself much more in the end by having to pay expensive legal costs, fines and penalties.
